Tokola Properties Announces Ribbon Cutting and Grand Opening October 3rd for Jesse Quinn, A New Transit-Oriented, Mixed-Use Development in Forest Grove

Tokola Properties, a Gresham-based real estate development, construction and property management company, will cut the ribbon October 3, 2018 on Jesse Quinn, an $18 million, 78-unit, transit oriented/mixed-use development in downtown Forest Grove. Located at the corner of Pacific Avenue and A Street in Historic Downtown, the pioneering project was developed under terms of a public-private partnership between the Forest Grove Urban Renewal Agency and Tokola Properties. Metro also served as a key partner via its Transit-Oriented Development (TOD) program which supports high density development along key transit corridors.

Jesse Quinn features 73 market rate apartments, five live/work lofts and approximately 2,500 square feet of ground floor retail space, in a four-story, elevator serviced building. The community also features a robust package of common area amenities including controlled building access, gated parking, Amazon locker delivery system, 24-hour fitness center, bike repair and wash facility, transit tracker display, outdoor plaza, community garden, playground and fourth floor community room with roof top patio, fireplace, and Bar-B-Que center. Apartment units at Jesse Quinn include a diverse mix of floor plans ranging from a 549 square foot studio flat up to a 1,336 square foot three bedroom /two-bath layout. All units feature private decks or patios, 9’ ceilings, in-unit washer/dryers and air conditioning. The five live/work lofts are situated on the ground floor and offer direct access from the adjacent walkway and plaza. Rents for the apartments and live/work lofts range from $1,075 to $1,750 per month. Dwight Unti president of Tokola Properties, stated

The retail component of the development has been leased by The Growler Garage, a high-quality tap room offering a wide selection of local and regional craft beers. The Growler Garage will also feature both indoor and outdoor seating and daily activities/events including shuffleboard. This is the second location for The Growler Garage in the greater Portland area with the first location at 3rd Central, a transit-oriented, mixed-use project developed by Tokola Properties in historic downtown Gresham.

The Jesse Quinn development also includes important green features such as rain gardens which capture and treat storm water run-off before release to the public storm system, as well as a green roof system over the covered parking area which helps treat storm water run-off and mitigate the urban heat-island effect.
Design of the project was led by Principal Architects, Jim Walker, Eric Cugnart and Brian Bennett of Studio C Architecture, Portland. Principal Architect Jim Walker noted,

Once fully occupied, Jessie Quinn will add approximately 125 new residents living in downtown Forest Grove. Mayor Peter Truax stated,

“A major goal in the effort to revitalize historic downtown has been to seek a catalytic new development that will bring more people living downtown and spending their disposable income on local goods and services. The Jesse Quinn development is creating just that catalyst with new businesses already opening and existing businesses improving their storefronts in anticipation of the arrival of this outstanding new development.”

Jesse Quinn is one of four Oregon projects developed by Tokola Properties focused on bringing catalytic urban form development to re-emerging historic main street districts. Other projects include the award winning 4th Main development in historic downtown Hillsboro, 3rd Central in historic downtown Gresham and most recently, The Independence Hotel and Apartments in historic downtown Independence. Each project has proven to make a significant contribution to revitalization efforts in their respective downtown districts.
